The Texas Home Inspection Report Comments book has over 800 comments a home inspector can use for their inspection report. The comments are in alignment with the latest TREC SOP released on February 1, 2022 and they are in alignment with the Property Inspection Report Form REI 7-6.
The book includes a section on comments writing best practices and a disclaimer and limitations section that can be included in the “additional information provided by Inspector” section of the report.
Having pre written comments is essential if you complete your report onsite or same day.
Having pre written comments helps eliminate typos and misspelled words.
Pre written comments can hold some of the code and standard information so you don’t have to look it up every time.
Each comment is written in a standard format so it makes your report cohesive and east to read. The standard format is:
“Observed Deficiency. Requirement/Standard/Code/SOP. Safety Hazard. Recommend Repair.”
An example of a comment using the standard format is:
“Deficiency: Observed front porch stairway missing handrail. A handrail is required if there are more than 3 risers. This is a safety hazard. Recommend handrail is installed by Carpentry or General Contracting Professional.”
The comments in this book are probably better than comments that come with your home inspection software and many times the software does not have Texas specific comments. This book does.
